EMCOR Construction Services Midwest designed, engineered, and implemented a comprehensive range of mechanical, plumbing, and electrical solutions throughout three of South Dearborn Community School Corporation’s elementary schools.

We self-performed the work under a guaranteed energy savings contract that guaranteed an average overall savings in energy, operational, maintenance, and other costs of $498,924 in 10 years. These savings were enough to cover all project costs in just less than seven years.

Our solutions not only helped to reduce utility expenses, but also to improve indoor air quality, restore a historic asset, and integrate building controls—while delivering ongoing economies, efficiencies, and return on investment.

Client Objectives

The client wanted to improve energy efficiency and reduce operating costs for three elementary schools.

Solutions

We self-performed all aspects of this 160,000-square-foot, multi-faceted project. At all of the schools, we installed:

  • Four-pipe HVAC systems
  • Energy-efficient lighting
  • Direct digital control systems with energy-efficient control sequences

In addition, we worked with each school to meet special requirements. For Dillsboro Elementary, we:

  • Extended the four-pipe HVAC system to the school’s historic gymnasium
  • Helped preserve this historic asset by upgrading the gym’s architectural and structural envelope

For Manchester Elementary, we:

  • Enhanced the HVAC system with variable speed drives and an air-cooled chiller
  • Installed a high-efficiency window wall

For Moores Hill Elementary, we: 

  • Replaced the classroom unit ventilators with rooftop units and variable frequency drives
  • Upgraded the HVAC system with two new high-efficiency condensing hot water boilers, an air-cooled chiller and variable air volume boxes with hot water reheat coils
  • Replaced the gym’s old air-conditioning system with a more efficient modular air-handling unit

We then commissioned the schools’ new systems, helping to initiate years of high-performance facility operation and ongoing cost savings.
