EMCOR Construction Services Midwest provided HVAC and controls systems upgrades at John Simatovich Elementary School. 

We implemented a number of new systems and technologies aimed at maximizing efficiency, including a state-of-the-art building automation system (BAS) and a new boiler that utilizes low-temperature hot water. Our work will also help improve HVAC reliability, promote building air quality and comfort, and reduce classroom background noise. 

The school district expects to save $221,945 in annual operating, maintenance, and energy costs over the 15 years.

Client Objectives

The client wanted to improve comfort and air quality while increasing energy efficiency at their elementary school. Accordingly, they needed a mechanical contractor with advanced HVAC expertise, leading-edge BAS capabilities, and extensive K-12 schools experience.

Solutions

To meet classroom HVAC needs, our scope of work included:

  • Central air-conditioning installation 
  • Addition of two-pipe vertical unit ventilators 
    • Featuring face-and-bypass dampers for temperature and humidity control 
  • Provided and installed packaged air-cooled chiller
    • Featuring dedicated electrical service, providing facility more electrical capacity for future technology

Additionally, we completely overhauled the mechanical, electrical, and direct digital controls systems. This part of the project featured:

  • Highly sophisticated BAS 
  • BAS controllers to replace pneumatic controls on air-handling units 
  • Peripheral devices
    • Electronic valves and actuators
    • Space and duct sensors
    • Low-limit thermostats 
  • Space carbon dioxide sensor that operates a variable frequency drive
    • Coordinated with outside/relief dampers to help maintain appropriate space temperature and carbon dioxide levels 
  • Graphical user interface for operating controllers 
    • Each automated piece of equipment has own graphics 
  • Additional software to interface with school intranet

Client Background

Simatovich Elementary School is a part of Union Township School Corporation, which serves approximately 1,650 students in Valparaiso, IN and the surrounding area.
