EMCOR Construction Services Midwest provided comprehensive air conditioning, lighting, and facility upgrades, as well as full-coverage maintenance, to help reduce South Central Community School Corporation’s energy and operational/maintenance costs.
Based on our preliminary evaluation, we performed the work under a guaranteed energy savings contract that guaranteed energy savings of $39,400 annually for 10 years. We also arranged a 10-year financing package, enabling the client to conserve capital by paying for the project out of ongoing savings.
By the end of the sixth year, this project had paid for itself. By the end of the ninth year, it had achieved the total projected guaranteed savings. The client saved a total of $377,649 in operational savings in less than nine years, which was $85,793 more than the project cost.
Our solutions also helped to improve system reliability and building comfort; provide better lighting; and reduce heat loss from their swimming pool, while delivering ongoing economies, efficiencies, and investment returns.
Client Objectives
The client wanted to reduce energy costs and improve efficiencies for a 143,000-square-foot school building.
Solutions
With the contract and financing in place, we self-performed the complete range of services necessary to meet the client’s objectives. To upgrade the school’s air conditioning system, the company removed and replaced the multi-zone electric system with a more efficient multi-zone natural gas-fired system.
Other energy solutions included retrofitting the lighting system, and installing a cover for the swimming pool.
To ensure high-quality ongoing support, we also provided a full-coverage maintenance agreement.
