EMCOR Construction Services Midwest provided single-source mechanical, electrical, and plumbing solutions under a guaranteed energy savings contract, that guaranteed $313,858 in annual operational, energy, and maintenance savings over 10 years. 

The savings achieved will cover all project costs in slightly more than six years.

We self-performed all aspects of the work, which helped to streamline the project and simplify the district’s project oversight tasks.

Our services helped equip the school with better HVAC control and reliability; improved building indoor air quality and comfort; lower background classroom noise levels; and renovated ceilings.

As a a result, the school enjoys energy-efficient, high-performance building systems that help reduce costs while significantly improving the learning environment.

Client Objectives

The client needed to replace mechanical, plumbing, and electrical systems dating back to 1958 with new, more energy-efficient technologies.

Solutions

To improve classroom air conditioning and reduce background noise levels, our experts equipped the 75,000-square-foot building with a four-pipe HVAC system and a high-efficiency air-cooled chiller. We also:

  • Installed a demand-control ventilation system that adjusts according to carbon dioxide levels, as well as variable volume pumping and vertical unit ventilators with face and bypass dampers.
  • Replaced the school’s old pneumatic controls with direct digital technology, which helps to increase system responsiveness and maximize energy management. 
  • Provided energy-efficient control sequences, in this and all of the district’s other elementary schools, to help reduce energy consumption and costs, while improving indoor air quality and building comfort. 
  • Installed occupancy sensors in the classrooms, and integrated them with the HVAC system and new, upgraded lighting. 
  • Replaced the school’s old ceiling grids with a new system.
